How can I convince my mom it's time to downsize?

My dad passed away about three years ago. He was young and it was unexpected. My mom is having a hard time accepting that he is gone. But, she is also having a hard time maintaining the house due to her own health problems. The house is 4 bedrooms and 3 stories and it sits on three acres of land. She doesn't even leave the first floor and she is no longer able to care for the lawn herself. She clearly doesn't need such a large property with so much to take care of. She lives an hour away from me, which makes it hard for me to take care of on a weekly basis. And she can not afford lawn care and maid service. Deep down I believe she knows that she can't take care of it anymore and that it is time to downsize. But, every time I bring it up she cries because she can't handle leaving the memories of my dad. She makes me feel like I am ripping her from her home. I just want her to live in a nice clean house without stress. Any advice?
